Over the past 65 years, Snell & Wilmer has been involved in the complexities associated with the acquisition, leasing, operation and sale of ranch and farm properties. Our services include purchases and sales of ranches and farms, Bureau of Land Management and Forest Service grazing permits, access easements and licenses, farm equipment leases, financing, irrigation issues, wells and water rights, livestock and livestock brands transfers and encumbrances, grazing and agricultural leases, transfers, applications and renewals, dairy loans and liens (cows, feed, land and milk base), crop loans and liens, archeological issues, conservation easement agreements, railroad issues, annexation, zoning and development agreements, livestock and crop processing and marketing cooperatives, and state and federal crop and livestock husbandry, processing marketing and environment-related rules and regulations.
Representative Clients
- Assist Nebraska ranch purchase 153 water rights covering 31,422 acre feet of water and Forest Service and Bureau of Land Management grazing permits for over 9,500 livestock as part of purchase of three Nevada ranches comprising over 9,000 acres of land
- Representation of numerous Arizona farm families in land planning, entity formations, governmental matters and numerous land sale transactions
- Represented various buyers of cattle ranches from The Nature Conservancy (in excess of 25,000 acres)
- Assisted with sale of 38,000 acre ranch in Coconino and Yavapai Counties containing substantial petrified wood deposits
- Assisted with sale of ranches in Coconino County, Pinal County and Yavapai County, Arizona, including related 1031 exchange transactions
- Assisted with crop leasing and irrigation issues for 12,000 acre agricultural holdings in Litchfield Park, Arizona
- Assisted with sale and condemnation transactions involving ranch properties in Maricopa County, Arizona
